New Cold Storage Spec Announced in Kansas City

Kansas City, Missouri, May 17, 2021 – Colliers announced the first cold storage industrial speculative building is coming to the Kansas City market.  The Class A, 167,000-square-foot facility will be located in the Heartland Meadows Industrial Park in Liberty, Missouri. 

“The building will be specifically designed to accommodate the unique requirements of cold storage users to capture the demand, primarily tied to the expanding food and beverage industry, due to the rise in online grocery shopping, delivery, increased consumption of frozen/prepared meals, and consumer expectations for quick services” said John Stafford, Executive Vice President of Colliers Kansas City.

“The Kansas City region is among only a handful of markets across the U.S. proactively building cold storage spec space.  This new facility will provide companies a speed-to-market solution to meet consumer demand,” said Elli Bowen, Vice President of KC SmartPort.  “Kansas City’s centralized location, low operating costs, and infrastructure network, coupled with available spec space, further positions the KC region as a hub for food and beverage operations.”

With an official groundbreaking set for this July, the construction will include a fully insulated building, enhanced roof loads, and specialized floor slabs to maintain refrigeration and freezer temperatures required for cold storage properties.  In addition, the facility will be customizable to the specific needs of the original tenant and has the capability to be divisible for multiple tenants if needed.

“The City of Liberty is excited to be selected as the site for this strategic addition of high ceiling industrial cold storage in the metropolitan area. The addition of cold storage further diversifies our successful Heartland Meadows Industrial Park, which includes automotive, printing, manufacturing and mailing facilities. With this and other announced developments the City of Liberty will have more than 2 million square feet of industrial development under roof by the end of 2022,” said Liberty Mayor Lyndell Brenton. “The City of Liberty is one of the fastest growing communities in the region and has continued to thrive, notwithstanding the pandemic , with a vibrant economy and continued job growth.”

BCB Development anticipates the building’s delivery in Q2 of 2022.  The cold storage industrial building is represented by Stafford, along with Chris Cummins, Senior Vice President and Principal, and Turner Wisehart, Vice President and Principal, both with the Colliers National Food Advisory Group.
