Top Midmarket Destination

As the need for Class A office space increases, the national market seeks more live/work/play, amenity-rich, creative locations. Large build-to-suit campuses are also highly sought after. Currently, tech companies drive 24 percent of the national office space demand, with financial services and health care close behind. 

Due to a 58 percent lower asking rent rate, diverse industry portfolio, and 3 million sq. ft. of Class A office space, the Kansas City region is positioned as a top mid-sized market. The greater Kansas City area also boasts a wealth of highly skilled young professional talent in crucial fields like technology, health care and other STEM related fields.

Corrigan Station
 and 1201 Walnut, located just a short walk from the nationally recognized KC Streetcar line, are two office spaces recently constructed with the needs of a live/work/play culture in mind. New construction of a 10-story 320,000 sq. ft. building at 13th and Grand will open up even more opportunities for Class A office space. 

The Kansas City region has a variety of large build-to-suit campuses as well. Some, like the fully redeveloped College Boulevard campus in Overland Park, Kansas, offer visibility in one of the most desired office real estate submarkets of the region. City Center Lenexa and other properties create a more urban feel within affluent neighborhoods and city cores. Another example of a large amenity-rich build-to-suit campus is Executive Dr., a scenic office environment overlooking the Kaw River Valley.
